Plumbing in Chatswood
Chatswood is the North Shore's high-rise centre with century-old housing a few streets either side of it, and that split decides almost every job. Under all of it is Hawkesbury Sandstone, often within a metre or two of the surface and hard enough that it was quarried by hand to build colonial Sydney. That single fact makes a drain repair here a very different proposition to one in the western clay. From Artarmon and Naremburn up through Roseville and across to Castlecrag, a licensed local plumber is minutes away, same-day and 24 hours for genuine emergencies.
Common plumbing problems we see in Chatswood
Rock, and what it costs to dig. Clearing a blockage costs the same anywhere. Excavating to repair the pipe underneath does not, because on this ground trenching means saws and breakers. It is why relining is worth more here than west of the harbour.
Hot water systems giving out. Sydney's water is soft, so a dead unit is a spent anode or element rather than scale. In the apartments the constraint is usually the cupboard and what strata will approve, not the plumbing.
Ageing galvanised & earthenware pipe. The Federation and interwar streets around Chatswood West still run original cast iron above ground and earthenware below. Cast iron rusts inward and narrows the bore while the outside looks sound.
Gas fitting & compliance. Cooktops, heaters and gas lines in older homes often hide non-compliant runs. Our licensed gas fitters bring them up to code and certify on the spot.
Whose pipe is it, actually. In a unit block the fault is often not in the apartment with the mess. A blockage low in a shared stack relieves at the lowest fixture, and a ceiling stain usually started a floor up. We establish which before anyone is billed.

My hot water system failed and it isn't that old. Why?
Water here is soft, so scale rarely finishes a unit off, which is not the case in harder-water cities. Typically the sacrificial anode is spent or the element has failed, and repair is often possible. Whether repairing or replacing is the better spend gets settled before anything is touched.
Is the sandstone under us a problem for pipes?
Less likely here than people assume. Sandstone country does not move the way clay does, so joints open from age and root pressure rather than from soil movement. What the ground does decide is the repair: rock close to the surface makes excavation expensive, which is exactly when relining instead of digging is worth pricing.
Do you work on heritage and conservation-area homes?
Yes. Chatswood has some of Sydney's oldest housing and eleven heritage conservation areas across Willoughby, North Chatswood and the CBD. We work within the constraints these older homes carry, from narrow original rough-ins to aging earthenware sewer, without cutting corners.
Who pays when a leak crosses between apartments?
It turns on where the failure is, not where the water showed. A flexi hose or waste pipe inside the upstairs lot is generally that owner's. Waterproofing membranes and pipework in the slab or risers are generally the owners corporation's. We establish which with thermal imaging and put it in writing for the strata manager.
